MTB ELEVEN Barn House
The largest and most flexible house in the MTB range, built for a family that wants real square metres without giving up choice over how they're used. The ground floor is fully planned: a spacious living room with kitchen, two independent bedrooms and a large bathroom, so the house is comfortable to live in from day one, regardless of what happens upstairs. The attic, by contrast, is left almost entirely open — roughly 90 m² of floor area handed to the owner as a blank canvas. It can become a large recreation room, a studio, additional bedrooms, or be developed into as many as four rooms plus a bathroom. ELEVEN is a house designed to grow with its owners rather than lock them into someone else's floor plan.

DELIVERY OPTIONS
Option 1 — Self-Assembly Kit. The complete flat-pack set to bring the house to a closed, weather-tight shell: SIP panels, structural timber, roofing, the full external thermal render system, windows and the entrance door, membranes, flashings, gutters and every fixing — foam, silicone, staples, screws — with a step-by-step illustrated manual, 2D technical drawings and a full bill of materials. Given the scale of the house, delivery typically requires two truckloads (or two 40HC containers for sea freight). With the detailed manual, a crew of three or more can close the shell in around 20 days. Interior partitions on the attic level, insulation finishing, electrical and plumbing rough-in remain the client's scope.
Option 2 — Turnkey. Everything in the kit, plus delivery to your plot, assembly, interior finishing to your chosen attic layout, electrical and plumbing preparation, and fitted bathroom(s).
